Stop Being a Renter / Tax Savings

Keep in mind that the minute you own a place of your own and stop being a renter you’ll get the mortgage deduction which is a dollar-for-dollar deduction (not a percentage).  You can deduct the property taxes as well, again dollar-for-dollar.  While the property appreciates over the years of ownership, the tax write-offs are tremendous.

Laurelhurst is a wonderful, close-in Portland Neighborhood.  The homes for sale in Laurelhurst fall in both the NE and SE sections of Portland Metro.

What Does Laurelhurst Have to Offer?

Laurelhurst is a neighborhood of vintage homes and undulating streets surrounding a park of the same name, straddling the NE and SE sections of Portland. Stone markers flank the entrances to the area. The center of the neighborhood, Coe Circle, contains a gilded statue of Joan of Arc, which is a World War I war memorial ~ Wikipedia.org

Laurelhurst Park: Many of the homes for sale in Laurelhurst are within walking distance of Laurelhurst Park which is maintained by the Portland Parks Department.  There is an off-leash section which is quite popular with all the wonderful dog owners in the area.

Laurelhurst Neighborhood Association:  For many people, HOA’s are a big turn-off.  But for Buyers looking for homes for sale in Laurelhurst  the HOA is a big plus.  This is truly an active association whose focus is on traffic, safety, the park, issues surrounding the community, planning great Laurelhurst neighborhood events, etc.

Laurelhurst Theatre: When it first opened in 1923, the Laurlhurst Theatre was the central point of cultural events for the neighborhood.  Laurelhurst Theater has had several expansions since and has four screen, and serves microbrews,  and foods you might not find at the other theaters, gyros, pizza, etc.

Historic Homes:  Laurelhurst is by far one of the most well-preserved neighborhoods in the Portland Metro area.  Homes for sale in Laurelhurst can be found on the National Historic Register, the original vintage homes of yesteryear are beautiful on their tree-lined streets.

New Construction in Beaverton

There is something to new construction homes for sale in Beaverton . . .and that something is:  It’s  NEW CONSTRUCTION!

For those Buyers looking for new construction in Beaverton there’s a few new developments which are worth a look see.

One particular new construction in Beaverton is a lovely subdivision being built by D.R. Horton.  The new construction in Beaverton is in the Windrose Neighborhood and there are homes available in the low $200,000’s.

As I write, one of the lovely new construction homes in Beaverton is a  D.R. Horton home and my buyer got a fantastic deal!  She could not be happier.  I’ve sold D.R. Horton before and I believe they are a solid builder and their neighborhoods are very lovely.  This is something that my first-time client loved as well.  She had to go up in price, but for the new construction it’s a great buy, even though she paid a little (not much) more then her original budget.

Resale vs New Construction

Resale (already owned) is the backbone of the real estate industry, no question about that.  But, what my first-time buyer was realizing . . . all the lower-priced properties were being sold very quickly.  I made the suggestion to look at new construction homes in Beaverton, sometimes with seller financing and/or the upgrade packages — and the fact they are new construction — it makes cents/sense!

We were looking at homes built 1990, 1995, even 2002.  But, in ten years those properties won’t be 10-years new, they will be . . . 20 to 30+ years old.

Also, for a first-time buyer, there really isn’t going to be any major purchases:  Water heater, roof, flooring, appliances, new, new and new.
