What is a Non-Distressed Listing / Sale?

The term “non-distressed” typically means that a home for sale in the Portland area real estate market has owners who are not in a position that would require they list / sell their property in a short sale and the property is not bank owned, i.e., a foreclosed property.

1st Quarter Portland Real Estate Market : Listings

With the majority of new listings in the Portland real estate market over 71% are non-distressed properties.   This would indicate that many owners are looking at the current Portland real estate market  as a time to sell.  With short sale listing comprised of  15% of the Portland Metro 1st Quarter real estate market, this is a good thing!

The total number of real estate listings in the Portland real estate market in 1st Quarter 2012 is 14,564. This equates to the following numbers:

What’s Going on Beaverton – 4 Month Real Estate Market Report

The new year stated out with an adsorption rate for Beaverton real estate of 7.0 months of inventory.   In just four months it decreased substantially and dramatically.

The above chart shows the average price of Beaverton real estate for the four months.   The Beaverton real estate used for this market report is based on “DETACHED” properties — excluding condos/attached homes/townhomes.   I used short sales and foreclosed properties in Beaverton.

My Advice To Buyer Looking at Beaverton Real Estate

With interest rates still low it’s not the end of the world.  If you are looking to buy a home just now that at this point in time the inventory is low and buyers are out looking at Beaverton Real Estate.   If you’re serious about buying Beaverton real estate you will need to be prepared:

• Find a great, hardworking real estate agent
• Have your pre-approval in place, current and know what you can comfortable afford to purchase
• Be diligent

I love Forest Heights and I love to sell homes for sale in Forest Heights too!   The great location of Forest Heights and the commute to either Downtown or the high-tech industries in the Silicon Forest make this area one of my top picks. 

It’s a high end area no question about that, but what I’m finding is that this is not the first-time buyer market and there are still some very well-priced properties.  DON’T WAIT!!

Yeller Cab . . . Portland Metro Pet Taxi

When my beloved Poppy dog got sick last September I didn’t know what to do.  He was suffering and I couldn’t stand to see him in that condition.  It was 5:00 a.m. and I called Yeller Cab to help me transport him to the emergency clinic at Dove Lewis.

The wonderful people at Yeller Cab understood the need to get Poppy to the vet.  The time of morning was no different to them — they didn’t charge extra for the wee morning hour ride.

The driver was so sympathetic and caring.  The situation was so sad . . . and I was a wreck.  Matter of fact, I was going to drive behind Yeller Cab, then decided to ride with Poppy.  When I returned home I realized just how distraught I was — I had left my car running in the garage the entire time!  (About 2 hours).

Yup — I did the right thing by calling Yeller Cab because I was NOT in a condition to drive.  

Later that day, I received a very sweet call from the owner/founder Nancy Wolske who offered words of condolences.

Lake Oswego Home for Sale Under $300,000

Each week I like to pick a home for sale in the Portland Metro area that I consider a sweet deal.   As an Exclusive Buyers Agent in the Portland Metro area I look at a lot of homes.

Now why shouldn’t this Lake Oswego home for sale not be a pick?  It’s got a lot going on so I thought to share. 

The reason this is my pick of the week is because this Lake Oswego home for sale is a great condo alternative and perfect, perfect, perfect for the down sizer.

Great Cottage Homes for Sale in Lake Oswego

This 2 bedroom / 1 bath comes with a den with slider leading to the lovely backyard.  Situated on just the right size lot of .11 acres, not too big nor too small.  Plenty of room to garden.  This home sold in 2005 for $414,900.  Don’t think it’s the right time to buy a home in Lake Oswego, think again!

Lake Oswego currently has homes for sale ranging in price from $185,000 to $4,975,000 and this lovely home for sale in Lake Oswego certainly is in the right price range in that bell curve.  If that doesn’t convince you, there are currently 248 detached homes for sale in Lake Oswego — only 22 are priced under $300,000

What’s the Difference Between a Buyers Agent and an Exclusive Buyers Agent?

There are ONLY two:

1. An Exclusive Buyers Agent DOES NOT LISTINGS
2. An Exlusive Buyers Agent DOES NOT WORK FOR A BROKER/BROKERAGE THAT TAKES LISTINGS

 What’s the Defintion of an Exclusive Buyers Agent?

An exclusive buyer agent (EBA) is a U.S. real estate firm (or an agent or broker who works in such a company) that represents only buyers of real estate. EBA firms never take listings and, therefore, never represent the seller in a real estate transaction.

Exclusive buyer agent firms have chosen this business model in order eliminate the conflict of interest that exists when one firm attempts to represent both buyer and seller in the same transaction. ~~ Wikipedia.org 

The General Public is Mislead By Some Buyers Agents in Portland Who Falsely Advertise they are “Exclusive Buyers Agents“!

I’ve seen their advertising, perhaps you have too??  SHAME ON THEM!!  BUYER BEWARE!!  It’s misleading to the general public when an agent makes claims of being an Exclusive Buyers Agent in Portland when in fact, they hang their license with a Brokerage that takes listings.

For example, if you are a real estate agent with Prudential, Re/Max, Keller Williams or other “listing” brokerages . . . those brokerages TAKE LISTINGS.   You can not work for a brokerage who takes listings and claim you are an exclusive buyers agent in Portland.  This is false advertising, misleading AND a violation of the National Association of Realtors Codes of Ethics.

Article 12
REALTORS^® shall be honest and truthful in their real estate communications and shall present a true picture in their advertising, marketing, and other representations.

Keep in mind, an “AGENT” is an agent of the BROKERAGE.

If the Brokerage takes listings . . . a Buyers Agent is misleading the general public  if they claim to be an “EXCLUSIVE BUYERS AGENT”

An Exclusive Buyers Agent Portland works only for BUYERS — exclusively.  They NEVER, EVER take a listing and Exlclusive Buyers Agents don’t work at a broker/brokerage that do.

If a Realtor® tells you they are an Exclusive Buyer Agent in Portland, or any other area, and they work a t a brokerage that takes listings . . . they are not being accurate, they are misleading. While they, themselves, might only work with buyers, they are still sub-agents of ALL the listings in that brokerage — and therefore, can NOT be Exclusive Buyers Agent Portland.

The following is an excerpt from The U.S. Department of Housing and Urban Development’s  guide entitled: “Shopping For Your Home Loan”

“Frequently, the first person you consult about buying a home is a real estate agent or broker. Although these agents and brokers provide helpful advice, they may legally be representing the interests of the seller and not yours. You can ask your family and friends for recommendations.

It is your responsibility to search for an agent who will represent your interests in the real estate transaction. If you want someone to represent only your interests, consider hiring an “exclusive buyer’s agent”, who will be working for you.” – Page.6 

Buyer Beware

Sadly, there are agents in the Portland area who brand and market themselves to the general publis as Exclusive Buyers Agent Portland.

They are either too ignorant to know the difference, or are too slick and use Exclusive Buyers Agent Portland as their misleading marketing.

Do Exclusive Buyers Agents Work for a Listing Brokerage?

Again, a simple answer in one word: NO!

Exclusive Buyers Agents are just that — EXCLUSIVE.

• Exclusive Buyer Agents in Portland DO NOT take listings
• Exclusive Buyer Agents in Portland DO NOT work for a Brokerage that lists properties
• Exclusive Buyer Agents in Portland DO NOT represent the sellers
• Exclusive Buyer Agents in Portland DO NOT work for a Brokerage that does represent sellers

An Exclusive Buyers Agent in Portland is a Real Estate Agent that works only for Buyers and never Sellers.

An Exclusive Buyers Agent in Portland is a Real Estate Agent that does not work for a brokerage that has listings

How Can I Tell if a Real Estate Agent Practices Exclusive Buyer Agency?

Simple ask two questions:

1. Does your brokerage take listings? –If they answer YES . . . they can not be practicing as an Exclusive Buyers Agent
2. Does your brokerage represent sellers? — If they answer YES . . . the can not be practicing an an Exclusive Buyers Agent.

• Cedar Hills Commute: The proximity to Downtown Portland is one plus when looking for homes for sale in Cedar Hills.  With both the Sunset Transit Center nearby and/or the Beaverton Transit Center,  the homes for sale in Cedar Hills typically don’t last because a lot of savvy home buyers know that MAX is a great way to commute to Downtown Portland or the Hillsboro areas.  With gas prices topping$4/gallon this is a real plus.
