Looking at Homes for Sale Lake Oswego Real Estate Market Report April 2013

The inventory for the Lake Oswego Real Estate market has improved slightly over February’s numbers.  The homes for sale in Lake Oswego, both in new listings and active listings have increased.  Which is why the month of inventory, AKA absorption rate has improved.  I say “improved” because as an Exclusive Buyers Agent I want to see more inventory, and for April, there was.  The Lake Oswego real estate market is one of the most affluent in the area, overall.

Lake Oswego real estate market has also had a small decline in the average sale price — also a good trend this Exclusive Buyers Agent likes to see.

How Does The Current Lake Oswego Real Estate Market Compare to Portland Metro?

The chart to the left is for the current Portland Metro real estate market, showing an Absorption rate of 3.1 Months.

This is the OVERALL Portland Metro real estate market, of which Lake Oswego is comprised.  Good to see that the homes for sale in Lake Oswego is doing a little better than the overall Portland Metro market.

How is the Inventory / Absorption Rate Obtained For NE Portland Real Estate?

Absorption rate, or Month of Inventory, is equated by taking the current total of listings on the market per the given month, and dividing the number of closed sales during that month.  The quotient is the estimated number of months it would take to clear out the current level of inventory.

Beaverton Real Estate Market for April 2013

The magic number for April seems to be 30.  There were 30 more new listings comparing April to March, there were just the same amount in active listings.  The number of pendings rose 30, and then there were 30 more closed sales in April over March.

None of these numbers are contingent on the other.  For example, there could be more pendings then solds.  But everything across the board in April 2013 compared to March 2013 is a consistent 30.  Odd.

Unfortunately, we are down to two months of inventory and the absorption rate is declining.  So it would seem the Beaverton Real Estate market  is tight.

And we can see the price of the average homes sales is also inching upwards. There’s nearly a $30,000 BUMP UP in average closed prices for the Beaverton real estate market  since the first quarter.  

With a little more inventory prices should stabilize, not rise so dramatically in the Beaverton real estate market 

How Does The Current Beaverton Real Estate Market Compare to Portland Metro?

For the month of March 2013, Beaverton real estate has an absorption rate of 2.0.  The chart to the left is for the current Portland Metro real estate market, which includes Beaverton, showing an Absorption rate of 3.2 Months.   This is the OVERALL Portland Metro real estate market, of which Beaverton is comprised.

What The Real Estate Market in Tigard OR Tells Us

Oh, if only we were in February’s market!  Not to say ALL homes for sale in Tigard have gone up, but certainly the stats are showing a trend.  I believe part of this inching upwards in the price points  is because there are quite a few new home constructions going on.   Without verifying my hunch, builders always follow the trends, and they re-adjust prices at the drop of a nail if they can pencil out more.  Not to worry . . . if you’re thinking “new” I may still be able to negotiate some perks!   The average sold prices are inching upwards.  Could this be the inevitable law of Econ 101 — supply and demand?  While I’m seeing new listings hit, I’m also seeing the properties in the Tigard OR real estate market selling!

The Average DOM (days on market) hasn’t dropped much . . . to that’s telling.

The housing I’m seeing selling in Tigard OR real estate market for top dollar are done completely, or they are the new construction homes — they are move-in ready, they are updated nicely and they had location going for them.  The three things that make a property MOVE:  Location, Condition and Price,.

What The Real Estate Market in Northeast Portland Tells Us

The average sold prices are inching upwards.  Could this be the inevitable law of Econ 101 — supply and demand?  While I’m seeing new listings hit, I’m also seeing the properties in the NE Portland real estate market selling!

The Average DOM (days on market) dropped a whopping 20+ days from last month.  Again, the law of supply and demand.

The housing I’m seeing selling in Northeast Portland real estate market for top dollar are done — they are move-in ready, they are updated nicely and they had location going for them.  The three things that make a property MOVE:  Location, Condition and Price.

For the listings that aren’t moving in the NE Portland real estate market, they may have one, if not all three, NOT going for them.  So listings agents, adjust accordingly!

Each real estate transaction is different.  And yesterday was a first for me.

A USDA home loan from the USDA loan program, also known as the USDA Rural Development Guaranteed Housing Loan Program, is a mortgage loan offered to rural property owners by the United States Department of Agriculture.

50¢ and My First Time Buyer

With any transaction there is the Earnest Money deposit.  My client had a $2,000 commitment for Earnest Money, and I was very successful in negotiating ALL of his closing costs to be a seller concession at the time of closing.  The USDA Home Loan Program allows borrowers to have these terms.

In a very tight real estate market, in an area that has first time buyer homes being goggled up . . . I wasn’t sure if the FULL amount of my client’s closing costs would be / could be negotiated.  But I did it!

And when the transactions closed . . . my client’s Earnest Money was refunded, all but 50¢

He received a check for $1,999.50 – which was his Earnest Money refunded, because the USDA Home Loan Program is a ZERO down program!

My Client had no down payment, no out-of-pocket closing costs ~ he got into his house for 50¢

NOTE:  My client has EXCELLENT credit, money in the bank and steady / secure employment.  A borrower/buyer MUST qualify for the USDA Loan Program . . . and when they do . . . SCORE!!

Let’s start off with a mouth-watering photo shall we?  Nothing says DELICIOUS than The Dessert Tray and their delicious bakery products.

I went in to The Dessert Tray around Valentine’s Day in February and I was like a kid in a candy store . . . or a bakery!  Some thing.  I was really having a hard time deciding what to sink my teeth into because this is the type of bakery that EVERYTHING looks — well, good enough to EAT!!

The decadence of choice was the Carrot Cake and it was delicious!

The Dessert Tray in Beaverton

The Dessert Tray started in Beaverton in 1996 with one employee as a wholesale bakery.  They opened their doors at their present location in Beaverton in 1999 with their unique open bakery so their customers could see that the “mix was in.”

Founded in 1996, The Dessert Tray started with a small wholesale line and one employee. As our wholesale business grew, so did our desire to serve desserts to our neighbors in Beaverton. We opened the doors of our retail space in 1999 with an open kitchen and an intimate dining area. Tucked in the curves of SW Broadway, we are still being discovered by new friends. One of our greatest joys is to welcome newcomers with the scent of freshly baked desserts; that rich aroma is temptation itself. We hope to brighten your day with a sweet treat and a smile!

Know the Ins and Outs about Condos for Sale in Portland

Portland condos for Sale require a lot more due diligence then buying a detached property.  There’s many things involved such as deed restrictions, pet restrictions, parking, HOA, CC&R’s, By Laws, Declarations, storage, deeded common areas, dues, maintenance, how the condo is managed, who manages the condo (self-managed or contract management), feasibility studies, deferred maintenance,  condo reserves analysis, assessments, law suits, etc. and so on.

Let’s face it, if you’ve mowed the lawn one too many times . . . and all of a sudden condos for sale in Portland start to look rather appealing.  I know that each fall after the maple tree drops its leaves, and the oak tree, and the other tree that I have in my front yard that I have no clue what it really is, and the neighbor’s apple tree has dropped their leaves into my yard, and the neighbor’s tree across the street has all their leaves blown into my yard — I’m thinking . . . maybe it’s time for me to look at Condos for Sale in Portland!!

One adventure is to get out and about on the beautiful Willamette River and a Portland Kayak tour is a great way to get up close, and personal with nature.

One kayak outfit I would highly recommend is the Portland Kayak Company who offers specialized tours.

For a “No Experience Necessary” tour consider the Ross Island Tour – which I received as a Birthday present last year.  Very enjoyable.  This tour is offered daily at 10:00AM and 2:00PM, the cost is $45/person

First-time kayakers and experienced paddlers alike will enjoy a unique perspective of Portland on this guided tour circumnavigating Ross Island on the Willamette River.  We’ll paddle past an impressive blue heron rookery and possibly see bald eagles and osprey as we glide by Oaks Bottom Wildlife Refuge.  There is an unparalleled view of Portland’s skyline on our way back to the dock.  ~~  Portland Kayak Company

Beaverton City Park Fountain Things to Know

The City of Beaverton Water Fountain is located near the City of Beaverton Library. The above comment is correct — grab the kids, get some books and then let ‘em rip and roar in the water fountain.

Inside Scope: The Beaverton City Park Water Fountain is basic, but fun. There are shaded areas, but they are in the picnic and playground areas, and depending on how old your children are, you may not want to be that far out of sight from them. So . . . bring your own chairs or blankets and a shade umbrella.

Distance from Portland: Within 10 miles of downtown Portland

Recommended Ages: Kids between 3 and 8 will have fun at the fountain. Younger than 3, the might be a bit fearful. If older, they might lose interest.

Parental Stress Factor: Low stress activity for the most part. It was a laid-back park without too much aggression at the fountain.

Physical Difficulty: Located on a flat lawn area, very easily accessible.

Fun Factor: Medium to High – if you bring a carload of kids between 3 – 8, everyone will have a blast running around and playing with the spraying water. If it’s a toddler meandering around the perimeter, the fun factor decreases slightly…to medium.

Pet Friendly: Dogs are okay on a leash.

Weather Considerations: Hot summer day is obviously best!
