For Buyers currently looking to buy a home in the Portland Metro real estate market, there are a few things to consider:

  • The First Time Buyer Market, and
  • What Move-Up Buyers Want

The First Time Buyer Market

In the Portland Metro real estate market the general rule of thumb is the first time buyer real estate market is in the price range of homes for sale of: $0-$250,000.  Any property priced around $250,000 and BELOW will be where the vast majority of first time home buyers will be starting their search.  Above that, to a degree, the market thins out with first time buyers and will being to see the MOVE UP BUYER MARKET!

The Move-up Buyer

A Move-up Buyer is already a home owner.  They may have bought years ago and either want to sell their current home and move-up for the following reasons:

  • Want a larger home
  • Want to buy a home that is in a better location
  • Want to use the proceeds of their equity sell to pay down on a higher priced home

The Move-up Buyer may, very well, be looking at homes that are in the %650,000 price range.  They may own their home outright, or can pull cash out.
