It’s a Buyers Market in Portland Metro Real Estate LUXURY HOMES

To begin, the Portland Metro real estate market is not a Buyers Market currently. It hasn’t been a really strong Buyers Market since January 2012, when it started to tip.

The inventory levels to the right show the drop off happening early part of 2012, and inventory levels, overall, have remained low consistently sine.  However, we are starting to see a slight increase in inventory levels.

What is Absorption Rate?

An Absorption Rate is the rate at which homes are being sold. It’s the number of ACTIVE Listings in a month divided by the number of CLOSED SALES in the month. The difference is “absorption rate” or, as the RMLS defines in: the Months of Inventory.

Buyers Market = 6+ months of inventory

Sellers Market = <5 months of inventory

Stable Market = 5-6 months of inventory

In the majority of Portland Metro real estate market areas it has been a Sellers Market steadily since March 2012. Currently, there is 3.6 months of inventory in the Portland Metro real estate market, and that’s according the RMLS Market Activiety which just came out today.

But, there is one market that is a BUYERS MARKET in the Portland Metro area and that is . . .
