The SOLD inventory in North Portland increased by 221 MORE closed sales in 2012 then 2011.  Prices went up as well.  The average sales price increased almost 2% from 2011, and the median by over 4%.

The numbers don’t lie.  There is only 1.9 months of inventory in the North Portland Market as of December 31, 2012

Total Sold: 706 Average Sold Price: $258,775 Units Sold/Months Back: 58.8
    Median Sold Price: $248,250 Months of Inventory: 1.9
    Maximum Sold Price: $696,500

 The Months of Inventory is the ABSORPTION RATE = The number of months that it would take to clear out the CURRENT Homes for Sale in North Portland. 

What is Absorption Rate Mean in the North Portland Market Report

Buyers Market = 7+ months of inventory

Sellers Market = <5  months of inventory

Stable Market = 5-7 months of inventory

The MORE months or LESS months is suggestive as well.  I remember when we have 12+ months of inventory.  That was, indeed a Buyers’ Market!  Now . . . hmmmmmmmmmmm . . . not so much.
