The General Public is Mislead By Some Buyers Agents!
It’s misleading to the general public when an agent makes claims of being an Exclusive Buyers Agent in Portland when in fact, they hang their license with a Brokerage that takes listings.
Keep in mind, an “AGENT” is an agent of the BROKERAGE. If the Brokerage takes listings . . . a Buyers Agent is misleading if they claim to be an ”EXCLUSIVE BUYERS AGENT“
An Exclusive Buyers Agent Portland works only to BUYERS — exclusively. Their training and certifications are in negotiations, mortgage/finance, foreclosures and short sales, green building and Buyer Agency and they work in the best interest of the buyer . . . they NEVER, EVER take a listing. And they don’t work at a broker/brokerage that does.
If a Realtor® tells you they are an Exclusive Buyer Agent in Portland, or any other area, and they work at a brokerage that takes listings . . . they are not being accurate, they are misleading. While they, themselves, might only work with buyers, they are still sub-agents of ALL the listings in that brokerage — and therefore, can NOT be Exclusive Buyers Agent Portland.
The following isan excerpt from The U.S. Department of Housing and Urban Development’s guide entitled: “Shopping For Your Home Loan”
“Frequently, the first person you consult about buying a home is a real estate agent or broker. Although these agents and brokers provide helpful advice, they may legally be representing the interests of the seller and not yours. You can ask your family and friends for recommendations.
It is your responsibility to search for an agent who will represent your interests in the real estate transaction. If you want someone to represent only your interests, consider hiring an “exclusive buyer’s agent”, who will be working for you.” – Page.6
Sadly, there are agents in the Portland area who brand themselves as Exclusive Buyers Agent Portland — when they are either too ignorant to know the difference, or are too slick and use Exclusive Buyers Agent Portland as their misleading marketing.
How Can I Tell if a Real Estate Agent Practices Exclusive Buyer Agency?
Simply ask two questions:
- Does your brokerage take listings? –If they answer YES . . . they can not be practicing as an Exclusive Buyers Agent
- Does your brokerage represent sellers? — If they answer YES . . . the can not be practicing an an Exclusive Buyers Agent.
