Portland Real Estate Questions: Do I Need a Buyers Agent?
Do I need a buyers agent?
In a word: YES!
After reading a recent post entitled: “Trust But Verify . . . It’s Your Responsibility Buyers Agents”
The article suggests the Buyers Agent needs to verify the information entered into the data fields of multiple listings by way of the listing agent.
If the information in the listing sheets is inaccurate, incorrect and/or apparently not to be relied on, according to the poster, it’s not the onerous of responsibility for the listing agent to enter accurate data . . . it’s the onerous of the Buyers Agent to do their job and protect their clients’ best interest.
“Buyer agents cannot assume that information submitted by listing agents is accurate.” Trust But Verify
And with that being said, neither can consumers.
Hence the urging for the need of Buyers Agents to trust . . . but verify.
If Buyers in the Portland Metro area think they do themselves any favors by going directly to the listing agent . . . who apparently have the “Get Out of Jail FREE” card because it’s the onerous of the Buyers Agent to trust . . . but verify . . . can a Buyer in Portland really think — under this theory of listing agents’ impunity — that an unrepresented Buyer will fair well on their own?!?
The need for Buyers to have their OWN Buyers Agent is clear time after time again.
Q: What is the most commonly filed claim against Realtors’® E&O Insurance?
A: Claims arising out of DUAL AGENCY!
Since the post “Trust But Verify” seems to call out the clear need and necessity for Buyers Agents to work on the best interests of their clients . . . wouldn’t it behoove the Buyers in the Portland Metro area to actually RETAIN their own BUYERS AGENT
